Large, light airy room and study area

Hello, looking to replace my current lovely final year student. Fantastic large room (double size but with a single bed) on ground level of a terraced Victorian house just a short walk from Waitrose/Bath Abbey, around 12-15 minutes. Large family bathroom (shared) on same floor as bedroom with a separate 1.5m walk-in deluge shower and separate bath. Combi boiler recently installed and a new washing machine.

Our elderly ginger and white tabby is very soft and friendly and quite non-allergenic! A previous share was allergic to cats but had no reaction.

The outdoor space is extensive with a 40m garden including a lovely decked area on which to enjoy the view to the Abbey.

In the kitchen the cooker is a reconditioned 1950's Aga (all instruction will be given, if necessary!) Makes great fluffy rice! Air Fryer and Microwave also available to use. There is a large wooden dining table for meals. There is plenty of worktop space available for food prep or baking.

The house is on a no-through road with permit on street parking. If you have your own vehicle a pass can be purchased from the Council. It's a very quiet road yet only minutes from the Centre of the city or University.

The rent includes all bills including super fast broadband (gaming speeds). This room would suit someone who wants somewhere quiet to live and study.
