The rooms are for your exclusive use on the first floor within my house. The kitchen includes the usual plus a gas hob, dishwasher, fridge, freezer and built-in microwave. The iron, ironing board and vacuum cleaner are shared and available on the landing. The washing machine and tumble dryer is shared and in my part of the house.
The rooms are refurbished to a high standard, cosy and well insulated with triple glazing. The house is on a no-through road in the Rush Hill area and very quiet.
A fixed aditional charge of £175 pcm covers all bills: rates, water, heating, gas, electricity, TV licence and excellent internet.
Bed linen, weekly cleaning and electric vehicle charging can be arranged. Off road parking is available.
The sitting area within the kitchen has a dining / work table, comfortable sofa and TV.
The bedroom has good storage and a double bed.
The en-suite has a large shower, toilet, basin, good lighting and cabinet with power for a shaver or toothbrush.
The rent is £950 pcm plus a fixed £175 pcm for bills making a total of £1125 pcm. This is payable in advance. When leaving 1 months notice is required and part months are paid on a pro-rata basis.
There is a direct bus to the University of Bath and buses into the city centre.  Buses to Bath Spa University are available in the city. There is an undercover space to keep a push-bike.
Suitable for non-smoker who wants a peaceful place to live. The flat has worked well for overseas mature students, visiting professors, etc.
I live on the ground floor and have recently retired from special needs teaching. My girlfriend stays quite often and uses a cabin in the garden for her psychotherapy clients. There is one other lodger who is a very pleasant young man studying for a doctorate at the University. We are all friendly and welcoming but in reality do not see much of each other except when using the washing machine or unless we choose to.
I am a very fair landlord and want a happy house. I can supply references if required.
