This is for a friendly room rental in a shared, professional house. The room is a large double and also comes with a
private conservatory attached to it (linked by double french doors that can be left open to have 1 very large room if required.
The house is very close to the town centre (debenhams is about 150 yds away) but down a quiet side street. Parking permit (on street) may be available (tenants own expense)

The house has a shared lounge, kitchen , 2 bathrooms, (one for boys and one for girls) and a sunny shared garden with room for a bike/kayak etc and sitting down space.

It is walking distance to Musgrove hospital, town centre, shops , train station and other centrally based destinations. It is well located for accessing Tauntons road network.

The room is larger than average, with an adjoining conservatory, solely for the use of this room, not shared. When the present flatmate (nice!) leaves for a new position, it will be completely cleaned, and completely redecorated for it's new occupant. The furniture will be upgraded. The room has a comfy double bed, a wardrobe, desk, chair, chest of drawers, lamp, etc in it. It also has its own sink, so no queues at the bathroom in the morning!

The first picture is NOT of the room, it shows the standard to which the room will be decorated.(one of our other rooms we have let) The other pictures are of the room for rent, there aren't many because it seems very intrusive to photograph the present housemates things but it is a great room and viewings are very welcome and encouraged.

Bills are included, council tax, water, gas, electric, broadband (upgraded to faster a couple of months ago), tv licence

The two bathrooms have been revamped last year, with new showers, tiles, cubicles and redecorated.

The house is warm and cosy. It has been set up to be more like 'home' rather than a commercial rental. The present housemates are lovely , professional people who are easy to get along with. We are looking for someone who will fit in, treat the house and housemates with respect, take turns at cleaning shared areas and will enjoy living here! non smoker essential.

The kitchen is fully equiped with washing machine (not coin slot!), tumble dryer, microwave, toaster, kettle, shared cutlery/crockery etc etc you are welcome to bring your own.

I manage the property myself, so no banging your head against a brick wall trying to get an agency to sort things out! If there is an issue I will sort it out promptly and professionally. I live within 40 minutes of the property.
I am an experienced landlady who belongs to the professional body of The landlords association.
I also belong to a tenancy deposit scheme so your deposit is legally and safely held for you.

The house has just been inspected by the council HMO team and is fully compliant, which means that it is up to fire regulation standards and SAFE!

There are lots of rooms to rent in Taunton but this one is special because the other housemates are so lovely! this is a happy place to be.
