THE FLAT:
The flat is on the first floor and spacious with original features. The living room is spacious and light with high ceilings, original fireplace, bay windows, new sofa and dining table and chairs. The double bedroom has a new mattress, original fireplace, double wardrobe, chest of drawers and a storage cupboard. The kitchen has all the usual mod cons in here, with fairly new gas cooker, new washing machine and small dining table and chairs.
There's a large storage cupboard in the landing, it’s double glazed and there is residents permit parking outside.

RENT:
The flat is for a short-term rental of 2 months. The rent is £600pcm plus £150 for bills (council tax, water, gas and electricity). These will all be in my name as less admin for the incoming tenants. The deposit is £690, protected with Mydeposits.

VIEWINGS:
The flat will be available to move in from Monday 17th February. The carpet cleaning and a professional clean have been done by the outgoing tenants and I’ve currently got the painters in to freshen things up. The sofa and mattress are brand new also, never been used.

USEFUL THINGS TO KNOW:
I manage the property myself. I’ve just fitted new smoke, heat and CO2 alarms, and there’s an up to date EPC, Gas Safety and Electrical Safety cert. The boiler also comes with a 24-hour emergency gas care contract. I’m also a registered licensed landlady.
I take pride in maintaining the flat, having lived there myself. I respond to enquiries quickly and ensure that the tenants are happy. Therefore, I’m looking for clean and considerate people who will respect the flat!
