Hi! I'm looking to move out from my really nice room up near Whitchurch Road just before my contract ends.

== The room ==

The room is really bright with a south-west facing window that gets sunshine pretty much from morning to evening. It's definitely the lightest bedroom in the house. It's also warm and I've never needed to put the heating on. Also the room is big enough for working from home with no disturbances or noise. I've been wfh here comfortably for the last 6 months. Internet is 120Mbps Virgin included in the bills.

== The cost/contract ==

The rent is £290 with approx £80 in bills, bringing the total up to £370. My contract ends on 28 Feb 2021 so you may be able to do a short let with the landlord, or you can do a 12 month contract. Rooms are let individually so there's much less hassle.

== The living room/garden ==

The living room is comfy, one of us has lent our TV to put on whatever we all want to watch, and there's a dining table to eat at. The garden is spacious (16x8 metres, ish) so I've often sat out in the sun or we've had a house barbecue. There's a rear entrance via the back gate which is great for covid-compliant garden gatherings if you need. The kitchen has a washing machine, oven, microwave, toaster, kettle, toastie maker, etc etc.

== Housemates ==

We're 4 guys (minus me moving out) aged around our early to late 20s, two are working in music and one works in telecoms. All are really easy going, happy to either get on with our own stuff or having a sit around the TV/a board game if it suits. Definitely somewhere you can socialise as much (or as little!) as you want to.

== Nearby attractions ==

We're 10 mins walk from Bute Park so it's a great spot for walks and bike rides along the river, and 8 mins walk from the Heath hospital - ideal for work or uni there. Town is a nice quiet 30 min walk, which I used to do down to the office pre-covid. The buses are very reliable on both North Road and Whitchurch Road too, so if you rather that it'll only take 13 mins to get to town. We're also just across from the A48 to get to all parts of Cardiff and getting to the motorway.

== Parking ==

Parking is quite reasonable, there are resident permit spaces on some sides but I've never needed a permit, there's almost always a space either at the front of the house or at the rear by our garden.
