Double Room in Clean, Professional Flatshare

We are three professional guys (Scott, Leo, Owen) looking for someone to fill the fourth room in our flat share starting the 1st April, 2019.

We're looking for a working professional or mature student (21-35) at a similar place in their life and are open to male or female housemates. Providing you're clean, considerate and personable you should be good to go!

The flat is peaceful, modern, spacious, well-equipped and has a great open plan layout.

The room itself:
- Fully furnished with wardrobe, desk, chest of drawers and double bed.

We're on the first floor of a safe, quiet street, in an ideal location in Cathays i. e. a stones throw from Woodville Road (and restaurants, supermarkets etc), short walking distance from the city centre, train station and minutes away from the A470. Gym just down the road, and right near the main parks in Cardiff too...pretty much everything you need is on our doorstep! Private parking included free of charge also.

The flat is entirely non-smoking and not available for couples or those with pets (without exceptions!).

Rent is exclusive of all bills; they come to around £80-90 p/m (gas, water, electric, internet, council tax - we do not have a communal TV). Deposit is £350.

We enjoy a good relationship with our landlord who really cares about the high standard and cleanliness of the flat. There are no agency fees, although a small admin fee will be payable for contracts (likely no more than £45).

Tenancy is let under a standard Joint Tenancy Agreement with one month's rent and deposit up front as normal. Deposit is held in proper escrow as per Deposit Protection Scheme.
