Cheap room to rent - smokers

Furnished room available.
Can choose to use exiting bed or bring your own. (Will need own duvet & pillows).

This is a smoking household and is allowed indoors.

I'm looking for someone that is:
Preferably aged about 30 upwards.
Working in regular reliable job - No benefits!. (I work from home so I'd prefer someone that works).

Honest.
Neat & Tidy.
Must be ok living with a cat.

Clean & tidy home.
Warm & friendly.
No lounge available.

Located in Brampton, on border of Barnsley and Rotherham, and in a nice quiet area.

All bills and internet included.
Kitchen diner and all kitchen goods, including dishwasher.
On street parking out front.

1 month rent (£325) due in advance, by moving in day.
No deposit - But I would prefer you to be about 2 weeks ahead (extra £150) due to previous rent issues.
But if you're decent & reliable then this can be left out.

I'm easy going and very laid back and usually always up for a laugh or banter.
I do like the house to be kept fairly tidy.
