Single Room In Beautiful House

I have a single room available in a beautiful, centrally located house. There is a lovely garden and a conservatory.
The downstairs is open plan with laminate flooring and windows overlooking the garden.
There are a total of 3 bedrooms and 2 toilets (a bathroom and a wc).

The other 2 bedrooms are currently let by Ben and Max, who are both lovely. They are quiet and considerate, yet friendly and easy going. Their hobbies include enjoying the outdoors and board games.

I work nearby and may pop in occasionally to pick things up. I am friendly and more used to being a live in landlord, though I have moved out now.

The location is perfect for access to town centre, hospitals, and sheffield university. There is a miniature woodland and playground down the road, and excellent public transport links. There are lots of little places to eat at the top of the road, and several big parks nearby.

Parking is on street and permit is not included.

Apparently the bills are about £60 a month, this is on top of the rent amount. Bills may have gone up since last advertised, I can check.
