Tenancy take over / all bills included

My semester finishes in mid-April, so I’m looking for someone to take over my contract. My current tenancy runs until 5 September, but it can be extended into the next year, and if you renew with the same room, you won’t need to move out in between.
The room is on the 5th floor, faces the garden so it’s quiet, and it’s kept clean because I don’t wear shoes inside. There is a police station nearby, and the accommodation also provides a free shuttle bus.
