Double room for house share

Hi I am currently renting a large 2 bed house in Westfield in Sheffield. I am looking for someone to split the rent and bills with. This person must be willing to join the tenancy agreement, and potentially under go checks from the landlord, as I do not wish to illegally sublet. The tenancy is monthly rolling.

THE ROOM: Double Room, unfurnished with built in cupboard. Shared bathroom kitchen and living areas(furnished) and garden. The landlord has allowed us to redecorate the walls if you like. Benefits from great WiFi connection. Very close to transport links to Sheffield about 40 mins to city centre on tram or bus. Close to shops and services. Council tax band A.

ME:
I am a 30 year old female, part time student and part time tutor. I work in the community as well as from home. I like to keep a clean and well presented house where possible and would like to live with someone who respects our shared spaces. I am easygoing and understanding and mostly keep to myself when at home but I am social and enjoy going out and seeing friends on the weekends. I have a little cat called smudge she is timid but loves to play. She needs to be in a single pet household. So unfortunately no pets please.
