Hi my name is Bruce and I am a professional landlord specialising in good quality accommodation for professionals.

This particular property is on Olive Grove Road which is a great location close to the city centre.

I am looking for a friendly and tidy person to share the house with two other professional tenants. Both remaining tenants are early 30's, work full time, very easy to get along with and comfortable sharing with either males or females.

The room is a small double room which has just been redecorated. I will provide a new mattress for the bed and have a choice of small double or full size double beds available for the room. Also provided is a wardrobe, bedside table and chest of drawers. The bedrooms have fire doors with lockable doorknobs and the house has mains operated smoke alarms.

The property has double-glazing and gas central heating with a good quality combi boiler.

Rent for the room is £400 per month and this includes gas / electric (fair usage allowance), broadband Internet, TV license, water and council tax.

The attic bedroom has an en-suite so you would only be sharing the main bathroom with one other tenant.

There is a cellar that can be used for storage if required. There is plenty of on-street parking at the front of the house and no parking permit is required.

There is a bus stop just a 2 minute walk from the house which goes straight into town. Asda supermarket is also just a 5 minute walk away.

I use a standard room-only AST contract supplied by the Residential Landlords Association. I would require a security deposit of £400 which will be held by the Deposit Protection Scheme.
