Beautiful new home looking for a lodger

We have recently bought our new home and are looking for a professional individual to rent our spare room. The bills and Internet are included. We are looking for someone to share our home, we do not want anyone who is on benefits and we will require references. I do not expect parties or loud music we are looking for someone who requires a room and can live with us. As this is our home and we will not tolerate abusive behaviour from our lodger. We have a shared living room but you are more than welcome to put a telly into your own room. We have a large garden and a puppy. We are looking for someone who needs to work or study as we are within walking distance to town and train station and university's. The room we have available has a double bed and a wardrobe. The bathroom is shared however it is just outside the spare room. We have a large downstairs toilet as well which we are looking at changing into a bathroom. We also have a large storage cupboard for any excess items you would like to store. The kitchen is big and has a dining table, all the appliances are integrated and a tumble dryer is in storage cupboard.
