Double room in calm house

Double room to rent in 2 bedroom terrace house with shared bathroom, kitchen, dining room and garden. Please note the living room is my private space.

I am a professional female seeking a professional lodger for any term. I have a cat (and soon a Kitten) within the house. They have access to the outdoors but enjoy indoors just as much. (We can easily limit their access to your room).

The property has fast broadband and all bills are included.

Parking can be tricky late evening but there is usually somewhere to park. Great location though! Easy access into town and just as easy to get onto the A14! It's a relatively quiet area although there is a primary school at the end of my garden (I love the sound of children paying but I'm aware not everyone will appreciate this).

About me. I'm late 30's and work with autistic children. My shifts are long - 14hrs - and I do 3 a week so I'm often out all day. When I'm home I enjoy pottering about, going to the gym, bouldering, reading, listening to music, and watching docs. I'm also on an NVQ so I'll require the dining room once a week for study. Mostly my house is chill. Sometimes friends come over but they are of the maturer type so no loud parties. I like to be respectful of my neighbours so I'd also ask the noise level to be at a minimum from you too.

I will require some sort of reference and a month upfront as a deposit. There will be a contract to sign for both of our safety. Happy to make reasonable adjustments to the bedroom furniture for the right tenant. I'd also like to do some kind of meet and greet to make sure our energy levels align.

I enjoy chit chat and random deep conversations, but I also enjoy my space. I'm relatively house-proud but not ott, so as long as you wash up and tidy up after yourself we should do fine.
