Hi I'm looking for someone to take over a double bedroom in my two bedroom flat from July 1st. The flat has a living room, kitchen and bathroom and there is plenty of parking right outside (not allocated but plenty of room).

I have lived here for two years with my friend however she is moving out as she is going travelling, therefore that bedroom will be unfurnished however the living room has some furnishings from myself that you are welcome to enjoy (2 sofas, tv and tv stand). Also happy for you to bring other furniture/ split the cost (the sofas were given to us for free, they are comfy, but I won't lie, rather ugly!)

Please note bills are NOT included, however I'm happy to provide a rough estimate of the monthly outgoings towards this flat, e. g., gas, electric, water, wifi.

Council tax band C.

Important notes included in the contract - the flat is managed by a letting agent, and the landlord will need to approve the new tenant before moving in with credit checks and references. Working from home isn't allowed as a regular set up (occasional private use is fine but this isn't a workspace). The contract runs from July - July each year, in the previous years the rent has increased £50 each per year., so it is likely the rent may go up to £550 each from July, however I cannot confirm this yet.

A bit about me: I'm 26, single and a SEN teacher, I'd love to find someone I'm comfortable living with, no one wants to feel uncomfortable in their home!
