Middle farm is a 13th century 5-bed wood-framed house conveniently located in the heart of Effingham village. 1.5miles from Effingham junction station with 45 min trains into London Waterloo and 15 minutes to Guildford. We are opposite a lovely bistro pub, the Queen's stage, 2 mins walk from local shops and a gastro pub, The Plough.

Set in beautiful mature garden with rose walk and pond, Middle farm has separate entrances affording a lodger their own private entrance. The large ensuite double bed suite has its own staircase, a beautiful large separate sitting room with wood burning stove, and a fully equipped kitchenette.

The house is shared with mum and son (with occasional visits from daughter from university and husband from overseas posting). The family has a separate kitchen, dining and sitting areas as well as bathroom. The only shared room is a downstairs bathroom with washing machine.

Available from after A level exams (early mid July) on Monday-Friday basis with options for staying weekends.
