Room 1 - £650 Taken: Large furnished double room with king-sized bed and bay window looking out into garden available in a newly renovated, fully furnished, 4 bedroom house. Room has lots of storage available under the king-sized bed with 4x large under-bed drawers, a bedside table, 1x double wardrobe, a chest of drawers and a desk. The room also has wooden floors and a decorative fireplace.

Room 2 - £600 Taken: Furnished double room dual aspect windows looking out over garden available in a newly renovated, fully furnished, 4 bedroom house. Room has lots of storage available with 2x large under-bed drawers, a bedside table, 1x double wardrobe, a chest of drawers and a large bookcase. The room also has wooden floors.

Room 3 - £650 Taken: Furnished double room with large windows looking out over garden available in a newly renovated, fully furnished, 4 bedroom house. Room has lots of storage available with 2x large under-bed drawers, a bedside table, 1x double wardrobe, a chest of drawers, a bookcase and a large shelving unit. The room also has wooden floors and a decorative fireplace.

Room 4 - £630 Available: Large furnished double room with king-sized bed which can be converted into a sofa in the daytime available in a newly renovated, fully furnished, 4 bedroom house. Room has lots of storage available under the king-sized bed with 2x large under-bed drawers, a bedside table, 1x double wardrobe, a chest of drawers and a desk. The room also has wooden floors, a decorative fireplace and a black-out blind as well as curtains.

New bedding can be provided at start of tenancy, if requested. Kitchen is fully stocked with crockery, pans, cutlery etc.

We're looking for a friendly, tidy, considerate new housemate for our spacious, bright, newly renovated house.

Existing part-time housemates include the neighbourhood cats, hedgehogs and next door’s rabbits.

Downstairs is a cosy lounge with fireplace and two large comfy sofas, adjoining dining room/conservatory, breakfast-bar area, under-stairs toilet (in addition to the main bathroom upstairs) and new kitchen with an induction hob, oven, washing machine, dishwasher and American style fridge/freezer. Upstairs is a new bathroom with power shower, waterfall shower and bath.

Leading straight out from the kitchen/conservatory/breakfast bar area is the garden, veg plots (feel free to grow your own veg), a grape vine, fruit trees and a herb garden. There's a driveway available for 3 cars (a fourth can park on road in front of cars on driveway) and additional free on-street parking outside the house within the cul-de-sac.

Council tax and water rates are included. Other bills are shared between the housemates, with gas/electric/wifi averaging £20-25/month previously. A brand-new, super-efficient boiler has just been installed lowering the bills going forward.

The house is a 25 min walk or a 10 minute cycle ride/drive to Guildford train station and town centre. There are regular buses 2 mins away which take 15 mins into the town centre. The house is also very close to the A3 (with a few route options for avoiding traffic) for an easy drive out of Guildford if needed. Trains take 30 mins from Guildford into London.

There is a Tesco express a 2 minute walk away, a corner shop 5 mins walk, a Waitrose & Sainsbury's 8 min walk and a large Sainsbury's less than 10 mins drive away. There's also a petrol station round the corner.

A deposit of one month’s rent, in addition to the first month of rent will be required prior to moving in.
