We are looking for a clean, tidy, and respectful tenant to join the fourth bedroom in our friendly house, currently occupied by three female veterinary students entering their third year. All genders are welcome.

The Room & House:

· Double bedroom (downstairs) with French doors opening onto the garden

· Rent: £624 per calendar month

· All bills included (gas, electricity, water, broadband internet, and TV licence for communal area)

· 52-week tenancy: 1st August 2026 – 31st July 2027

· Separate contract for each room

Property Features:

· Upstairs bathroom with bath, shower, toilet and sink

· Downstairs cloakroom

· Communal lounge and fully equipped kitchen

· Washing machine/dryer, and dishwasher

· Gas hob, electric oven, and fridge/freezer

· Ample free on-street parking (no permit required)

· 25 minute walk to Manor Park, 15 minute walk to Stag Hill

Student ID will be required for tenancy.
Council tax exempt, provided all tenants are full-time students.

As a household, the house is usually quieter during the day as we have busy timetables and placements. Evenings and weekends can be more relaxed and social, but it is not a party house.

The main expectation is that everyone is considerate of noise, keeps shared spaces clean and tidy, and communicates in advance about having guests. If anyone is planning to have a larger number of guests over, it should be agreed by all members of the house beforehand.
