- We have a huge double bedroom available from 30th April 2022 in a very friendly and relaxed flatshare in Surbiton.
- The room is part of a three bedroom split-level flat, located right next to Fishponds Park on Ewell Road, Surbiton.

***THE MONEY STUFF***
- The rent is amazingly cheap for the size of the room and the area - £428 per month, bills not included.
- Bill payments, covering the internet, gas/electricity/water and council tax, are approximately £120-£130 per month each.
- You will be asked to take responsibility of one of the bills, as this responsibility is shared between the three of us.

***WHO ARE WE?***
- We are Hilton and Kevin, two super chilled folks, both hovering around 40 years old. The current occupant is moving out to pastures new, but as three random people coming together in a flatshare, we have been very lucky that we all get on and also respect that everyone has their own lives and routines.
- The agency who own the property leave us to do our own thing and carry out our own decorating to the property, as the hallway and bathroom do have a touch of the 1940s to it.
- They are always very efficient about carrying out any repairs or other checks.
- We're looking for someone with a happy disposition, who is clean and considerate, easy going and drama-free to move in from the 30th April.
- The room is not available before 30th April.

***CHECKS AND DEPOSIT***
- Your name will be added to the lease so you must be able to provide a reference.
- The deposit is held as part of the Tenancy Deposit Scheme which is protected by the Government.
- The estate agents do require an ID check in person at their offices in West Hampstead for any new tenant to be accepted.
