The room would suit a professional lady - lots of wardrobe space, quiet working atmosphere in the day.

5 door wardrobe across the shorter wall (about 10 feet) and the windows across the longer wall (about 15 - 16 feet long).

The two current occupants have been living here together for about 4 years and no one has managed to upset anyone else yet - so pretty laid back and operating on mutual respect.

A car is needed to get down to Dorking, Leatherhead, Reigate and Epsom as we are situated on a private road, surrounded by National Trust Land.

The house is peaceful, with a large, quiet garden. It overlooks a few other houses and field - where a couple of horses and recently sheep are grazing.

I work from home on computer most days while the other occupant works in London.

The bath room with shower is shared with one occupant only. I have my own shower room en suite.

The downstairs cloakroom, dining area, kitchen with Aga, utility, are all shared. The Aga might be a bit of an issue as when the weather gets very hot (May to August) we tend to turn it off and use a couple of hot plates, a small oven and a microwave! However, it's cosy in the winter months.

Broadband included.

Off-road parking in the drive. Large garden.

Honesty and mutual respect are essential. A mild sense of humour is always a bonus!

I love cats but have hay fever, so need to keep the drawing room cat free - there are hard floors almost everywhere else, the kitchen dining room area is really big and it opens to a big library area.
