Furnished double bedroom in a comfortable, welcoming home. All bedroom furniture is brand new and the room has just been re wired, plastered, painted and carpetted. Excellent storage! Good natural light, with wardrobe and storage space. You'll have access to the garden, driveway, bathroom, kitchen and living room. Plenty of additional storage in the house, linen cupboard, pantry cupboard, cloakroom cupboard.

10 minute walk from felling metro and heworth metro. 2 minute walk to a popular bus route. And asda 5 minute walk away.

Near the QE hospital.

For a couple I'd charge an additional £50 pcm.

For a pet I'd charge an additional £25 pcm.

**About the household:**
I'm a non-binary support worker who works part-time and also freelances programming from home. The house is relaxed and low-key - I'm tidy but not obsessive about it. I have a cute friendly dog (called Ripley) so you'd need to be comfortable with having a four-legged housemate around, but she doesn't shed any hair (miniature golden doodle).

Im an ex raver who is very open minded, but these days 10pm is a late night for me (although will try get to a festival once a year for a wee blow out)

**Ideal lodger:**
Someone respectful, reliable with rent, and comfortable with a young dog.
