Parking is reliably available without a permit in the back lane and surrounding area.

Extremely cheap rent for the room+area - only £400 per month. Bills are currently approx £75 a month (will be lower in summer). Council tax band A.

Shared living room, kitchen and bathroom with 27 year old female flatmate - she is a nurse and works long hours at the nearby Freeman Hospital so is often out of the house. She is very quiet, clean and tidy. She never uses the living room so this will almost always be available for you to use if you so wish. She has her boyfriend over most nights but they keep to her bedroom and don't make much noise at all.

Property has a tumble dryer (in the living room), powerful electric shower, bath, gas heating and hobs. Very good electric oven.

I am subletting this room with permission from my landlord. I will require to meet up for a chat with you and at least 3 months rent will be required upfront on the first day of moving in (£1200). I will be surrendering my keys completely over to you (I will not be re-entering the property after this).
