Double room in lgbtqia+ shared home, with dogs

Hi there, available from the start of October the medium double room in my 3 bed shared flat will come available for a lodger, best suited for a professional or mature student. I'm a gender queer live in landlord, and we would be keen for someone with positive lgbtqia+ politics or identity.

My flatmate and me are both in our mid 20s early 30s, working in creative fields and with interests in arts and film, bouldering, cycling and making, and we would like to share with someone who is looking for a sociable, relaxed and meditative home.

The bedroom is fully furnished, and its a chilled place that would suit someone with plenty of experience in shared living. We take it in turns to give the whole flat a thorough clean once a week, which usually takes around an hour and a half, and all pitch in to keep things tidy day-to-day.

The lodge includes all bills such as utilities, broadband, tv license, and council tax. There is on street parking and a yard, and we might be able to carve a spot for a road-bike inside if it’s valuable. I do own the flat so there aren't any other parties involved. A reference from someone you are currently living with, or have lived with recently would be great, and I can provide one too. The contract is open ended, rolling monthly but I would prefer not to open to a short term let.

I have a 3yr male border terrier who is friendly with people and good with other dogs. He’s also still got some puppy energy so may be a bit too much for some older dogs. I could consider pets apart from cats unfortunately as my dog is too excitable with them but definitely open to others.
