Double room on Kenilworth high street available for rent for a 6 or 12 month tenancy. Available from either 15/11/22, 15/12/22 or 01/01/23. November move in preferable.

The flat is finished to a very modern standard throughout with a separate kitchen and living space which is shared between the flatmates. The kitchen is equipped with a dishwasher, washer drier, microwave, fridge freezer, oven, electric hob and we’re happy to share all kitchen utensils / gadgets with the new flatmate. The lounge is furnished, bright and airy and has a great view of the high street from the large bay window which fronts the property. There is free private parking to the rear of the flat which will always have space for 1 x car and a few guest spaces on the weekend. The bathroom pictured is to be shared with one housemate and benefits from a large shower, toilet, sink and additional storage.

The rent is just £300 a month with bills split evenly on top of this (council tax, water, gas, electric and wifi). We are happy to provide a breakdown of the current costs for any interested parties however ball park is roughly £150 a month all in.

About us:
Due to moving away next year I’m looking for someone new to live with my two flat mates, Will (23) and Sam (22). Will is a quantity surveyor, works in Birmingham city centre and from home 2 days a week max. Sam is doing his masters at Warwick uni and splits his time between campus and working from home. They are both outgoing lads who like to cook, go for walks and watch football of an evening.

They’re looking for someone respectful and tidy to live with and are happy to show any interested applicants round at a time to suit. Rent is payable on the 15th of every month and a deposit of 5 weeks rent will need paying (via a solicitor and therefore protected) upfront. The landlord owns and operates the shop beneath the flat and has been great to us ever since we moved in.

Please note the kitchen is a lot more full since the photos were taken in terms of table top appliances (air fryer, toaster, kettle etc) and generally the flat looks a lot more lived in now!

We have no preference on male / female’s however would not consider pet owners or couples I’m afraid. Tenants under the age of 25 only please and as there’s no rush they will be looking for the right person to live with. Viewings can be arranged immediately and will be on a first come first serve basis.

Warwick university is 2.8 miles away and the bus stop is a 1 minute walk from the flat. Train station also 5 minute walk which is one stop from Coventry.

The lease length can be discussed as and when suitable, minimum 6 month term. The boys and the landlord are very laid back and as such looking for someone to fit in with them nicely.
