A large double room is available in a well-presented 3 bedroom house in a quiet area of Leamington Spa. The house is very close to Asda and a 3-minute walk to the nearest bus stop. There is space for 1 larger car or 2 small cars directly outside the house and additional free parking is available on the road nearby.

The bedroom is situated upstairs and is fully furnished with a double bed, 2 bedside tables, 2 double built-in wardrobes and other storage cupboards above the bed. There is also a large desk, chair and bookcase. The room shares the upstairs bathroom with one other female. There is another bedroom and shower room downstairs also occupied by a female, making 3 bedrooms in total.

All bills and council tax are included in the rent. There is a small garden with a patio and a shed suitable for storing a bicycle. The shared lounge/dining room has a TV with Virgin Media TiVo box and WiFi. The kitchen is fully fitted with a fridge-freezer, washer-dryer, gas hob and oven, microwave, kettle and toaster. There is a small spare bedroom upstairs, which is not rented out, but has been useful as a small office and space to dry clothes.

Females are preferred by the current housemates as they enjoy living in an all-female house. It is a friendly house where they like to spend time together in the communal lounge - it is their home rather than just a place to sleep.

Professionals and post-graduate students are welcome.

Viewings are conducted by the current housemates where possible, as it is important that everyone gets along :) This can be done remotely rather than in-person viewings if preferred. I have a video available of the available room and communal areas - please ask.
