Room to rent for professional person

We are a family with a young female adult and we have 2 pets consisting of a house cat and a small friendly dog. We are looking for someone who is willing to fit in with our family.
The room is spacious and clean with a bright and sunny aspect. There are windows onto the front and rear of the house we supply a desk and office chair for home working. There is a double bed, a comfortable chair to relax in and a large tv.
There is an en-suite bathroom with shower, underfloor heating and heated towel rail.
We offer a small kitchen next to our main kitchen with its own fridge and microwave/air fryer. There is a washing machine to be shared and indoor line for drying clothes. The main kitchen has a large sofa and TV which tenants are welcome to use and socialise.
Council tax and all utility bills are included. We have 350mb broadband that is ideal for home working / media. For those with a car there is free street parking outside and, for those without, a neartby regular bus service to Warwick / Leamington Spa stations. Warwick station is a 20min brisk walk.
To the rear is a large garden that you are welcome to enjoy.
