Room is fully furnished with

- Black out blinds. (Perfect for those on nightshift orwho just like a lay-in!)
- Large 3 door wardrobe (includes 5 shelves and two seperate drawers) + washing basket

The house is comprised of a utility/cloak room, shared livingroom and kitchen, 2 shared bathrooms & two other bedrooms. We also have both a front and back garden, however we are in the middle of renovating the back garden (Still usable, just doesn't look its best atm!) We have a small herb garden out front.

It's situated in a lovely, quiet area of Boness. Perfect for those who love to get outdoors as there are many cycling and walking paths. There is also a large forest only 5 min cycle away. Parking directly outside in a private street.

Halfway between Stirling & Edinburgh, great for commuters. Closest bus stop is 1 min away, so close you can see it from your room. 3 shops within walking distance. I have included a picture for reference.

Nearest train station is a 5 min bus/car ride away in Linlithgow. This is how I commute to work. If you are looking to get direct travel from Bo'ness to Edinburgh, the community has put together their own bus which you need to book in advance,
Nearest bus stop to Stirling/Falkirk/Glasgow is 5 minutes down the hill.

- Small dining & breakfast bar area which has an amazing uninterrupted view of the Ochil Hills. (Our favourite part of the house!)

- We also have a range of kitchen gadgets and machines that you would be free to use.

Living room includes 50 inch flatscreen tv.
We dont really sit in the livingroom or watch tv in there so it would mostly be used by you.

We also have a 7kg tumble dryer in the cloakroom.
Virign media wifi.
WE DO NOT HAVE A TV PACKAGE. If you would like to watch sky etc then you are more than welcome to purchase yourself as we have the necessary cables. We have provided you with a HDMI.

ABOUT US

Our names are Sam (19, Scottish) and Wojciech (24, Polish) and we have been living here as a couple for 3 years. We are both quite reserved people who like a stress-free home life due to our jobs (chef). If you like a wee beer or whiskey to relax after a hard day then Wojciech is definitely your new drinking buddy! We are both passionate about what we do so you will usually find us in the kitchen. If not, then we will either be outdoors, spending time with family or relaxing in bed.

-Usually found in the livingroom. She will not actively go into your room but we will make an effort to keep her out if you wish.
-NEVER bites or shows aggressive behaviour (even when you accidentally step on her, thankfully!)
- Usually moaning for food she already has
- Very sweet and loving when she feels like it
- Generally just an all-round lovable fluff

We are looking for a chill, easygoing housemate who can clean up after themselves and is responsible. Mess in the shared areas will not be tolerated. Someone who has a good sense of humour and generally good attitude would be ideal.

£400pm including all bills.
£100pw if you are renting on a weekly basis. £50 deposit p/w
£500 for couples. £250 DEPOSIT,
If you would like to rent long-term and have your own furniture, arrangements can be made, just ask! :)
We may also consider £350pcm if you decide to rent long term. 6+ months.

Any damage caused will be taken from deposit. This will include any stains on the carpets, repainting we would have to do (within reason of course), permanent damage to furniture and water/fire damage.

Also extended to extreme smells within your room such as urine, serious body odour, smoke, mouldy/off food. You get the picture.
We are clean and hygienic people and it should go without saying that all of the above is unacceptable. You will be asked to leave if you cannot comply.
