Big Room close to Centre for 1 young professional

The room is available from 1st February. minimum stay 3 months. Rent is 350 pounds per month including internet, water and council tax, but excluding gas & electricity. you may budget another 30 pounds in winter for the utilities (it would be cheaper in other seasons, less than 20 pounds when heating is off).

the house is in a good location close to city center. 10 minutes walk to central library & only 5 minutes walk to a 24 hr Tesco. It is a 3 storey mid terraced town house. there used to be 3 bedrooms and 1 living room, but the living room was converted to a big double room therefore there’s no living room any more, although the kitchen is big enough and contains a dining area.

4 rooms in the house and I’m letting 1 of them. other 3 tenants are working in/near city centre, 2 boys and 1 girl and that's why I'd say another female would be preferred to balance the gender. however, it's not mandatory as long as someone is respectfully, clean and tidy.
