I'm a female in my late 20's looking to rent my spare bedroom. I've had a few tenants previously so am used to sharing with others. I do smoke, but not in the house. I'm out of the house for 11-12 hours a day during the week. A male family friend uses the box room as storage and nips by once or twice a month.
Looking for someone respectful, sociable and clean. The property does not come with a cleaner and you are expected to clean up after yourself.

New bed, mattress and mattress protector. Built in double wardrobe, chest of 3 drawers, curtains, 2 bed side tables and a lamp. There is also a TV if I can find the plug for it!

3 bed terraced property. Shared living room/dining area and kitchen. Downstairs toilet and bathroom upstairs has a bath, shower and of course a toilet.
Freshly decorated, double glazed, shower and central heating system recently updated.
Two fridge freezers, oven with grill and a washing machine.
Large 50” TV in front room.
Virgin TV and broadband in front room and bedroom.

Rent is inclusive of all bills including gas, electric, water, TV, broadband, Council Tax etc. .
