Looking for respectful, friendly, tidy and quiet housemate (Universal Credit, PIP considered).

Monthly rent includes everything, all bills inc. (water, electric, wifi, council tax, etc.)

Close to church 1 minute walk, bus stop 1 minute walk, post office nearby, Tesco Express + petrol station 3 minute walk. Dudley city centre 5 minute drive, 15-20 minute walk.

Double room available in my Dudley flat DY1 Butterfield Court £370 mth with full run of the flat to make it home for you.

I'm looking ideally for a quiet relaxed and easy-going laidback female. I am at home all day everyday (agoraphobia and anxiety), retired Dudley council teacher 20 years of IT and some company would be nice but I do tend to keep myself to myself.

If you have a dog that would be ok for me to care for when you're at work.

We could chat beforehand to see if we're comfortable and ready to live together. The flat is nothing special but I'm trying to gradually make it a nice home. The double room I'm listing is currently full of children's toys and a bunk bed from a past life 10 years ago and i'm steadily ebaying them and giving them to charity. I'll quickly empty it out if I get some interest to this advert and I will furnish if required with bed etc.

I do have a spare double bed and a super kingsize new NEXT bed to put in there if needed but they both would need a mattress.

You'll have free run of the flat, Brand new super Samsung Wifi fridge/freezer, dishwasher, spotless cooker, toaster, new microwave, New super duper Haier washer/Dryer delivered last month see photos, bathroom, shared everything.

There's a large field and wooded area next to the flat for dog walkers. I do smoke often in the kitchen out of the window so if that's a problem it's probably not for you. I tend to spend most of my time in the kitchen watching TV.

The flat is clean and tidy with two(2) corporate Philips Hepa air purifiers constantly running. And a Meaco commercial aircon cooler for summer room cooling.

I like growing fruit, veg and flowers indoors from seed germination to mature plants. I have two indoor growing gardens with vegetables and flowers. Calming to nurture.

There's a bath but no shower, a shower is being fitted soon by Dudley Council but I could do with some help with that.

All bills included- electricity, council tax, water, WiFi is unlimited data with EE, everything etc. No hidden costs. There is a private residents car park with CCTV and the flat has a new video doorbell entry system.

Shared computer in the kitchen to use anytime with unlimited EE data. You can also connect any laptop or phone you have to the unlimited EE 4/5G wifi data. Wireless connection also to a brand new state of the art Epson ET- 8550 A3 Ecotank Photo printer.

I'm hoping for a long term house friend. I can help with all furniture for the bedroom including the bed if needed. I would need some help from you initially with clearing out things and re-arranging things! Ebaying all of the toys for me I would give a free months rent for! I would prefer a quiet professional lady.

I am a retired school IT teacher of 23 years, everyone deserves a second chance and a new start. In return for a basic low accommodation monthly rent, conversation, company and help is what I'm looking for. I will pay everything else.

I would prefer a smoker so that there's no issues, however the 2x £600 Philips HEPA air conditioners do suck it all up and there's no smoke fog!. And a dog owner would be preferred and I would look after the dog while you worked?.

This listing is not for rental profit but for companionship and company.
