Hello everybody .... Welcome to your new home :)

I am Greta, 24 and work for the University Students’ Union. We are together 3 chilled out girls looking for an equally chilled out housemate (female preferred but not a deal breaker)

We enjoy travelling, going to the pub, eating out or eating together at home. We are easygoing, mature (most of the time), we like a clean house and looking for someone similar that wants to join a friendly, easy-going house share.

We like to socialise, have a drink and food together occasionally (we are not a party house, we just have a nice community vibe).

We do not mind if you are old or young, male or female (however out preference is a female around our own age) or where you are from.

Most importantly, if you are down to earth, easy going, enjoy a laugh and clean your pots up after your dinner … we will get on famously.

Very quiet house (we are situated at the end of the street so we don't get much traffic in the evening. We are looking for new housemates who can fit in with what we are all about. Luckily we can celebrate and enjoy a meal or a pint at the Hare and Hounds now.... Oh Yay....

I am Jonathan the landlord , I am easy-going and always available to deal with any issues if you need me to.

Aside from the first telephone call when I will introduce myself and go through a few checks, the cutrent tenants will take over. I do not live in the property myself but th3 current tenants are approachable and easy to contact if you need then for anything before you move in.

THE PROPERTY
House is situated on one of the best roads in Kings Heath, only minutes away from all the best bars and cafes. There is a local shop 2 minutes away, and it is only about 10 -15 minutes’ walk to Moseley.

The major bus routes for City Centre and other areas of Birmingham are literally at the end of the street. It is apparently one of the busiest bus routes in Europe!! (but do not quote me on that)

DECOR
The decor is in good order as the property was in the process of being decorated before Covid 19. The living room has already been painted in a lovely dark grey colour (see photos). The rest of the common areas will be painted when the pandemic situation calms down.

There is some cool artwork, pictures, and lovely mirrors on the walls that are supplied by the landlord.

GARDEN AREA
The garden area is a mixture of patio and (low maintenance) garden with lots of outside seating. I will be having the patio area redone this summer and will be completed before summer 2021.

FURNITURE
The property has excellent modern furniture for all the rooms (not just the bedrooms), bought from the best retailers. Most were bought from Next, Wren and habitat. All furniture is really good quality solid wood, modern and very cool.

DESCRIPTION OF THE ROOMS ETC IN THE HOUSE (APART FROM THE BEDROOMS)

KITCHEN / DINER: Big enough for the whole house to hang out in. A dining table and 4 chairs and a very large sofa provided. There is also a huge amount of storage space for food. The kitchen has a large washing machine, dish washer, single fridge, and single freezer along with another large double fridge freezer.

FRONT ROOM: The best feature must be the log burner, which looks amazing. Comfortable 2–3-seater sofa, a large 'cuddler' chair and another comfortable chair. Recently decorated and the Victorian floor have been recently sanded. We have a lovely bookcase with books, and you are welcome to read.

CURTAINS AND BLINDS: All rooms already have blinds and/or curtains.

BATHROOM: Family bathroom with single shower, clean and very modern.

ARTWORK & MIRRORS: Really nice artwork on the walls in all rooms and all hallways, including some huge Banksy canvases (not original obviously) and two really nice mirrors.

VIEWINGS: Please get in touch for viewing times and dates. One of us should be able to meet you at short notice if needed. It would be great for you to meet everyone so we know it will be a good fit.

FINALLY, JUST A COUPLE OF THINGS FROM THE LANDLORD THAT HE HAS ASKED US TO PUT

2) SELF EMPLOYED, DSS & STUDENTS ARE ALL FINE
4) NO SMOKING "IN THE HOUSE"
5) DEPOSITS WILL BE HELD UNDER A CERTIFIED DEPOSIT SCHEME
6) NO MINIMUM TENANCY AGREEMENT
7) BILLS ARE INCLUDED BUT HEATING AND ELECTRIC HAS A "FAIR USAGE POLICY" IF IT GOES OVER FAIR USAGE THE TENANTS ARE CHARGED EQUALLY, HOWEVER IN 36 MONTHS THAT'S NOT HAPPENED YET.
