Room description: Downstairs bedroom with garden view which has a single bed, bedside table, wardrobe & sideboard. If necessary, a desk & chair can be provided. You will share the room with two large bookcases and two small bookcases full of books.
House description: Bright end-terrace with front & back gardens & a brick shed, suitable for bicycle storage. I have a south-facing lounge with view of the back garden, with a real fire & lot's of books, a well-equipped kitchen with washer/dryer, a bathroom with bath & electric over-bath shower. I have broadband, gas central heating & double glazing. I don't have a TV, but I have a TV licence for anyone who wishes to have a TV in their room.
Location: On-street parking is available & it's close to good road links; the A45 to Birmingham being 5 minutes drive away. It's 20 minutes walk from Tile Hill train station, which is on the Birmingham to London line. It's close to bus & cycle routes to the city centre & Warwick University. It's 5 - 10 minutes walk away from 3 pubs, a post office, Tile Hill library & various shops. It's 3 minutes walk away from ancient woodland & pretty close to the countryside & public footpaths over fields etc.
I would like to share with a friendly, considerate & liberal-minded person. Party animals & heavy drinkers will not be suitable. I'm afraid I won't consider couples, but partners are welcome to visit, just not to move in! Children are welcome to visit. My home is strictly non-smoking, inside & outside.
My home is suitable for professionals, mature students & post-graduates. I don't have any pets, apart from a local cat who visits regularly. I'm willing to consider those with pets. I'm willing to consider those who are in receipt of housing benefit / universal credit, but only if you are working (paid or Voluntary) and/or studying..
I will accept rent to be paid weekly: £72 p/w or monthly: £310 pcm, bills inclusive. A deposit of £310 will be required. I will also accept Monday - Friday only lets for £235 pcm / £55 p/w. For Monday - Friday lets the deposit will be £235. There're no administration fees. The deposit will be returned, when you move out, provided there's no damage.
