I have one final good sized single top floor bedroom available in this 5 bedroom, 2 bathroom home. The room will be available from 28th June 2024, although could be earlier. There is a minimum 10 month rental period which can be extended as required. This bedroom has its own personal study on the first floor at a total of £330 per month.

The kitchen has an extensive supply of cookware, dishes, glasses and cutlery and all white goods. It has a washer/dryer and large dishwasher. It has a large living room with tv, DVD player and included Netflix, and there is a separate dining room. Both bathrooms were refurbished in July 2022 and the kitchen and dining room were refurbished in August 2023.

The rear garden has two storage sheds, a large patio and grassed area and includes garden furniture and a bbq.

Water rates, Netflix, tv licence, and fast broadband and a once monthly cleaning of all communal areas are included. The gas and electric bills are on a smart meter which is charged monthly, equally divided amongst all contracted tenants. As this is a student only property no council tax is payable.

The property is in a quiet residential area with good bus and cycle links to Warwick University, and has ample off and on road car parking and secure bicycle parking.
