Double Bedroom to Let in a Cosy House

PS: NO Males. NO Couples. NO Smokers. NO exception.

Hi, I am looking to rent out a double bedroom to 1 female tenant.

Me and my mother live here (however my mum is back and forth to London, to her main place of residence with my father).

About me: I am a vegetarian, I do not drink alcohol or smoke. No alcohol to be consumed or stored inside the house.
I don't mind someone who eats meat but I would rather you not Cook meat at home (seafood is ok).
No Male visitors are allowed in the house (Whether it's a bf or friend).

Finally I am looking for someone who is tidy and hygienic on all levels and always tidy up after themselves, as I would.

You are welcome to utilise all shared areas as well as the washing machine and iron. PS: there's no TV in the house.

Finally the house is located, only 5mins drive from Tamworth Parkway Train station (10mins train from there into Birmingham New Street station), West Bromwich town is only 12 mins drive away. There are a few corner shops and take aways within walking distance. The neighbours are all predominantly middle class white families with kids.
