Double bedroom available early January

I have a double bedroom available in an end of terrace house in North Bersted.
The bedroom currently has a chest of drawers, large under bed drawers and a desk with chair. If you wanted the room unfurnished, or to bring in some of your own furniture this would be fine. I’ve got no problem with lodgers putting pictures up etc to make the room your own.

The house has a shared bathroom, lounge, dining room, kitchen, conservatory and garden.

The house has high speed broadband, Netflix and Amazon tv in lounge. Washing machine, espresso machine & dish washer in kitchen.

I work mainly Mon-Fri, 9-5, but also some early morning weekend shifts so don’t want to live with someone who is a total party animal!
During covid, I have been working from home quite a bit, I use the downstairs table for this and due to confidentiality issues, would ideally need to share with someone who is out when I would be working. I can’t have students due to my house insurance (seems unfair, but there we are!)

I want to share my house with someone I’d get along with, who is respectful and will clean up after themselves.

I have a fluffy black cat- she generally keeps herself to herself, but once she gets to know people she’s super friendly! As result though, I’m afraid I can’t have other pets in the house.

All bills are included in rental amount. Please note, there is no TV licence meaning you cannot watch live tv.

I need to see proof of ID before someone moves in (I am happy to show mine), I also need to see proof of earnings or have a reference from current landlord.
The deposit of £200 is paid to take the room off the market and the £475 monthly rent is paid on date of moving in- then on rolling monthly basis.
I expect 2 weeks notice, to end the lodging arrangement.
