The house is in a very convenient position for buses, and within half a mile you can find:
two good shopping parades, with cafes and pubs;
The beach;
Mainline railways station;
Worthing Leisure Centre.
However, it is in a good leafy area.

The two rooms on offer (to the one renter or couple) are on the first floor of a two storey house. The bed-sitting room is large, double-aspect (south and west) and comes fully-furnished, with king size bed, settee, gaming/armchair, storage, shelves, TV with Sky, Netflix + Prime, Alexa.

The kitchenette is just across the landing (away from the third bedroom, currently used for storage), with a north facing window, and has a sink and draining board, work top, fridge, washer-dryer, table and two chairs, plus a bed-settee, with some storage. Also supplied are a small electric oven and a separate 2-ring hob, 4-slice toaster, kettle, crockery and cutlery.

Unfortunately the bathroom is shared with the owner some of the time, at the moment.

There is EE boradband.

The water can be heated via a switch in the airing cupboard when the central heating is not on.

Now the warning! There is a small, extremely friendly but excitable dog, who does like to bark at people coming and going and even walking by. He's never been known to bite, but could lick you to death. He is available for walks!! It is necessary that anyone living in the house can cope with him! And also please don't disturb the neighbour in the attached property because the dog does enough of that and she is very patient.

Bearing that in mind, it is fine to have visitors.

The front garden is available for use any time, but the garden to the side would need to be by arrangement, for the landlady's privacy.

There is an up-to-date (June 2023) electricity safety certificate for the property.
The boiler is still under guarantee, and there is a carbon monoxide alarm downstairs.
There are smoke alarms around the house.
The council tax band is C.
There is double-glazing and cavity wall and loft (foam) insulation, and central heating. The bathrooom has a heated towel rail.
