Comfortable single room in friendly home

Regarding smoking I would like to clarify. I prefer non-smokers. My current lodger does smoke, but has to smoke outside at all times.

I have a comfortable single room available in a relaxed 3 bedroom house on a very quiet, peaceful estate. There is a lovely view onto the back garden and trees beyond.

If you are interested in the room can you PLEASE make sure you supply a photograph, your age, what you do for a living and what your hobbies are. I'm sorry. but if you do not supply this information, I can not assess your suitability for this household and you will be declined. Thank you.

The single room includes a bed, large double wardrobe, chest of drawers, side table and lamp, wall mirror, laundry bin, computer desk with new computer chair, paper bin and brand new tv. There are also 2 large drawers under the bed. There is Wi-Fi and broadband here.

I do not request a deposit, but I do require the rent to be paid reliably on time, either every 4 weeks in advance or every week in advance please.

The weekly rent is £90 a week. This covers all bills including council tax (Council Tax Band C). I provide laundry detergent, but you are welcome to buy your own of course, if you prefer.

Each lodger has their own television.

I am a live-in landlady with my partner, Graham. I have 2 lodgers normally and they share a bathroom with electric shower. Apart from very rare visitors, the bathroom is for the lodgers use only.

I have 2 friendly cats, so it is important that you are comfortable living with them please.

This room is available from 01 February 2023. Applicants need to be age 27 to 42 and ideally non-smokers please. If you are a smoker, you will need to smoke outside please.

I like my home to feel like a welcoming peaceful place for my lodgers. where they can chill out.

Whilst the lounge is not 'officially' shared, we are an easy going, friendly couple and lodgers are very welcome to eat their meals in the lounge or their rooms.

I can supply all bedding and towels, or lodgers are welcome to bring their own. I ask lodgers to please clean their own rooms. I do clean the lodger's bathroom once a week and wash any used bedding.

The lodgers rooms are lockable.

There is broadband and Wi-Fi. There is a washing machine in the garage and racks for hanging up your clothes to dry and an outside rotary line in the summer.

Lodgers share all the kitchen facilities. The kitchen is not as big as I would like, so in addition to their own cupboard in the kitchen, lodgers have their own large shelf in the adjoining garage, for non-perishable foods like rice. My lodgers share their own fridge and also have a share of the large freezer in the garage. Lodgers do their own cooking, washing up and laundry please.

There is also a downstairs WC, so nobody ever has to wait for a loo !

I am looking for a second lodger who will fit in well with the current household, in particular somebody who is easy going and understands in a shared house we all need to be considerate towards others, for example keeping noise level down so others can sleep and cleaning up in the kitchen after use. Just normal consideration for others.

My current lodger is male and 34.

I've worked all my life, although these days I only work part-time. I was a Computer Programmer, then a Technical Trainer and a Medical Secretary in NHS hospitals for many years.. I'm outgoing, warm and love animals.

There is plenty of private parking space to the front of the house. and a relaxing garden to the rear with lots of wildlife, birds, squirrels, foxes and occasionally hedgehogs.

Morrisons is a 5 minute walk away and Littlehampton sea front is about a 1.5 miles away. Littlehampton train station and town centre are about a mile away. There are plenty of large supermarkets down the A259.
