Comfortable single room in friendly relaxed home

I have a small, but comfortable single room with nice outlook onto the back garden. I have 2 friendly cats so very important that lodgers are comfortable around them.

I have a second single room which is larger, which will become available in next few months and the rent for that room is £90 a week. If you wanted to, you could transfer to the larger one when the current lodger leaves.

This household is myself (live-in landlady) and 2 lodgers. My partner Graham is here a lot of the time too. My current lodger is female 36 and I am looking for a second lodger for the 2nd smaller room. I feel its important lodgers feel they are in a friendly relaxed home environment, but one where we can all have some private space as well please. The lounge is shared, but myself and my partner do like some space in the evenings to watch tv.

Both lodgers have their own tv and a comfortable chair in their room. Lodgers are free to eat downstairs in the lounge or in their own rooms. Lodgers rooms are lockable.

All bills are included in the rent including council tax Band C. I also supply laundry detergent. There is broadband and Wi-Fi. Both lodgers share a bathroom which has an electric shower over the bath. I have a separate en-suite shower room. There is also a WC downstairs so no waiting for a loo !!

Plenty of off street parking to front of the house.

I can supply and wash the bedding and can also supply and wash towels if lodgers need some.

All kitchen facilities are available to lodgers including microwave, toaster, crockery, cutlery, saucepans, mugs, cups etc. The oven is a gas hob and electric oven. Each lodger has their own cupboard, but also a large shelf in the adjoining garage for non-perishable goods. The lodgers share a fridge and I use a separate one. Lodgers also have a couple of drawers in the large standup freezer in the garage.

Whilst I have a tumble dryer I am avoiding using it due to the very high cost of electricity at the moment. Lodgers are welcome to dry their clothes on racks at the end of my lounge in the winter and use the outside rotary line in the garden in the summer.

This is a shared house and it is VERY important lodgers understand the need to be considerate to others in a shared living space. The walls are not great for sound proofing, so keeping sound levels reasonably low after 10:30 is really important so others can sleep, including tv and mobile calls. Sometimes I have lodgers who work an early shift.

I live in a peaceful, attractive estate, the house is warm, comfortable and clean. There is plenty of space to the front of the house for private parking.

There is a lovely garden out the back, which is great to sit in when we got a hot summer, and there is a lot of wildlife in the garden, because it backs on to a small communal area. I get all kinds of birds, hedgehogs, baby squirrels at the moment and there are foxes at night. Very occasionally, a bird of prey. Wonderful if you like animals. I do feed the wildlife.

There is a small lockable shed in the garden if you need to store a bicycle.

I do have a garage, but it is fairly full of stuff.

Just so you know a little about myself, I have had a very mixed career ! I was a computer programmer and then a technical trainer for many years. I have also worked in NHS hopsitals for 15 years in lots of different departments. These days I work part-time and do voluntary work for the homeless.

Morrisons is a 10 minute walk away and I am close to the A259 coastal road in Littlehampton. There are loads of big supermarkets near me. Littlehampton town centre is about a mile away and the sea is about 2 miles away.
