Furnished double room with dressing room/study

Large double bedroom is available in a very quiet close in North Mundham, a village just south of Chichester.
I am looking for a single person to rent the downstairs double bedroom. The room consists of a double bed, a walk in wardrobe/dressing room and study area with fixed desk, a fridge, a sofa and a smart television with WiFi. Loads of storage space to this room.
You will have shared use of household facilities including two showers, one downstairs adjacent to the lodgers kitchen and one upstairs in the bathroom. Washing machine and drying facilities. The second kitchen/utility room functions primarily as the lodgers kitchen.
All the utility bills are included in the rent.
The property is situated in a small close where there is usually lots of curb side parking available.
I am hoping you are a quiet, tidy, respectful person to share with myself and one other lodger who is a very polite, quiet male who spends most weekends away.
Sorry about this bit but I want to be totally clear in order to avoid future issues, the room is only suitable if you are a non smoker. This is a non negotiable.
