Double room for female tenant

I am a professional woman and a part time live in landlady, and I am looking for a female tenant, at least 35 years old,, to house share.
Would suit a mature student or professional. I am a friendly and sociable person who likes calm.
The room is furnished and contains a double bed, wardrobe, and a chest of drawers. It also has other storage space. There is a shared bathroom and separate toilet.
The house has a garden to the front, enclosed by a fence, and a garden at the rear containing a shed, a small greenhouse, a patio, and table and chairs in the summer. There is off road parking available at the front of the property. The weekly rent includes all bills except your food. Access to the kitchen includes washing machine, dishwasher, fridge-freezer, oven and hob, and rear door to the patio and back garden. Also all pots, pans crockery and cutlery.
My house is situated between Leeds and Bradford and has good transport links to both cities, with a regular bus to Bradford at the end of the street, and bus to Leeds a 10 minute walk away. There is a train station situated in Apperley Bridge, which provides easier access into Leeds and Bradford. There is also easy access to 2 supermarkets locally, a cafe, pubs, restaurants and and a gym.
