Fill in roommate wanted to complete contract

Me and two friends were given an amazing deal on a 4 bed house for the rent price of a three bed with no charge for the extra room (can be used for friends staying and extra storage). One of the girl's has had to drop out as her plans for staying in Leeds have changed. Me and my other friend are not keen on loosing this property and our fees that we have already paid.
We are two 3rd year student nurse's soon to be qualified, we're open minded and easy to get along with, we are looking for another laid back female student or professional, who enjoys a clean and tidy home with modern furnishings to room with us for the next 11 -12 months starting on the 1st of July.
Between the pair of us our interests include; cooking, exercise (debatable), reading, films, pub nights, quiz's, BBQ's and adventure days out.
The only preference we would have is that who ever moves in can accommodate to shift patterns, eg not having music on loud past 11 at night when our alarms are set for 5:30am. As well as being considerate when we've been on night shifts and are sleeping in the day.
You're welcome to have whoever round and we are looking not just for a roommate but hopefully someone to become good friends with as well.
The house comes out at:
£100-fees
£250- deposit
These are to be paid before the moving in date.
£333- rent pcm
£30- Council Tax
Ets £65-70- Bills
we are yet to decide on a bills company your opinion would be welcome :)
