THE HOUSE
Its a 5 bedrooms (4 rented out and 1 spare for storage) & 2 bathrooms over 4 floors. Large shared living room with open plan kitchen. Microwave, washing machine, wireless Internet and smoke/fire alarms all in house. There is a small front garden with a picnic table out front.

THE ROOM/PRICE/BILLS/DEPOSIT/LENGTH OF STAY
Single Room has small double bed and wardrobe with USB plug sockets. Size is 6.60m. Deposit is same as rent - £360

Gas & Electric to be paid separately. I organise the bills and collect payment so no foul play goes on. These bills come in at roughly £40 per month paid every 3 months. It is far cheaper in summer though. However this figure could fluctuate with ongoing price changes

FLATMATES
As the landlord, I always try to make sure I get the right chemistry in the house. Its a quiet, settled house with 3 long term tenants with everyone staying between 3-7 years. 2 lads Andy & Shub with 1 lady called Emily. Ages between 27 -33 with 2 working full time and 1 doing a Masters Degree.

THE LOCATION & AMENITIES
Fantastic position in Burley! Its just off one of the main roads in Leeds (Kirkstall Road) and has easy access to the city centre via bus stops just by the house.
As for amenities you can find a Asda/One Below/Greggs around 500 yards from the house. Also a few mins minutes walk from gym and Goals Soccer centre. If you can strain yourself an extra 3 min walk then you’ll be greeted with a retail park including Vue cinema. Headingly centre is only a fifteen minute walk away
