Double room & a small dog to hang out with :)

Hi! I'm looking for someone quiet and considerate to move into the spare room who is also happy to give a little dog some love (and food!) when the current lodger Matt is out at work.

I am looking for someone who treats my home with the same respect I do: so keeping the kitchen, bathroom and shared spaces clean etc. The house is a fairly modern mid-terrace with room to park on the street outside.
Inside:
Kitchen with electric oven, microwave, hob, fridge and freezer. Back porch with washing machine and tumble dryer. Living room has a large smart TV connected to the internet with Netflix, Amazon Prime etc. Bathroom has a bath with a shower. Bedroom overlooks the garden and has a double bed, bedside table, wardrobe, dressing table and a big airing cupboard with shelving. If you want to redecorate the bedroom, that's fine as long as it's not going Barbie pink! Also fine if you have your own bedroom furniture.
Outside:
Small front garden (with a deep planter for growing potatoes if you're that way inclined!). Back garden has a patio with table and chairs that gets the morning sun and high fences for privacy. There is a run suitable for quail and I'm happy to get some again if you'd be interested in keeping them! There are two big veg beds if you want to grow anything, and a little wildlife pond.

Neighbourhood:
In general the area is quiet, most of the close neighbours are retirement age and very nice. It is important to me that my good relationship with the neighbours continues, so please be nice!

Matt works and has lots of other commitments so you would often have the place to yourself during the day and there will be nights when he's away or just back at bedtime.
Indra (Matt's dog) is a Romanian rescue and very affectionate once she knows you. She is scared of men she doesn't know, which is why I've set the advert to preferring a female housemate. She usually gets on with other dogs once she knows them and should be fine to live with another dog if yours is calm and well-behaved :). She has sadly not learned good manners with cats!
Matt is a friendly and honest guy - good company but doesn't drink and is not a party animal! He gets up early for work so we're looking for a housemate who can close doors quietly late at night!

I am looking at charging £425 pcm, including bills, but open to negotiating on this if you wanted to trade a rent discount for doing the gardening as this will save me bribing my parents to come and do it! Life is all about compromise and finding the right person is more important than the money side of things :) Get in touch if you want more info.
