Fully furnished double room in shared house

I am looking for someone to share a house I have recently taking the lease on. The house is a 3 bed semi on the border of Bramley and Kirkstall within easy access of the university and city centre. It is in a quiet street and close to local shops and amenities. It is close to both the canal cycle path and the cycle highway into Leeds, so would be ideally suited to someone who cycle commutes. The house comes with a garage suitable for bike storage.
The room is fully furnished, with a double bed and desk. It would ideally suit a post doc or mature/post grad student, but am happy to consider anyone for the room. Ultimately I am looking for someone who is wanting to find a home rather than just a room.
About me, I am female, 45 years old and will be the only other occupant. I have a cat who is very friendly and loves cuddles, so the room would ideally suit an animal lover, but not an animal owner as the landlady has limited the house to one animal.
I am self employed and work mainly from home, and so am happy to cover the majority of the cost of bills (as well as broadband being included in the price of the rent). I will be using the box room for an office, but am happy for any tenant to make use of the facilities in it when I am not using it.
In my spare time I love to read books (have a reasonably large library in my home you are welcome to use) and watch movies; I enjoy cooking and baking (and more importantly sharing my creations). I do some furniture restoration and make home accessories and also do some painting. I love to hold dinner parties and have friends and family over. I also lived abroad for many years and until recently was an avid traveller, and my home is filled with treasures I have collected along the way. I would love someone to bring their own character to join the eclectic mix.
Ideally I would prefer a vegetarian or vegan and non-smoker as that fits with my lifestyle and the conditions of the tenancy, otherwise I am just looking for someone to share my new home with, perhaps someone to share the odd meal and movie night with.
