Well lit furnished double room & built in wardrobe

My name is Sven, I own my own 3 bedroom property in New Wortley and have a spare double room that I'm looking to let out to the right person.

The property has a front and back garden, a garage (which I rarely use and i'm happy for you to if you need to store any bits and pieces) and sits within a cul-de-sac and as such is very quiet as there is very little through-traffic other than the people that live on the street.

The house is within a 5 minute walk of the supermarkets and links to the main ring road into Leeds not even 5 minutes away in the opposite direction; The city centre is roughly 20 minutes away using public transport.

There is a leisure centre within less than a mile and is also close to parks and other local recreational areas.

The double room is not en-suite but is adjacent to the single bathroom, which includes bath/shower. The room also includes fitted wardrobes for all your clothes hanging needs.

The living room has a gas fireplace (handy, because it'll start getting chilly soon) it's large and spacious and has room towards the rear for dining space.
The kitchen is equally reasonable and includes a fridge freezer, electric oven and induction hob.
This is also where you'll find the washing machine.

Ideally I'm looking for an easy going housemate who enjoys quiet nights in - A reader, series watcher, occasional glass of wine/gin drinker.
I personally don't make a lot of noise and you'll generally find me either catching up with Netflix, youtube or hidden away in my games room, it's unlikely i'll disturb you if you value your peace and quiet but I enjoy someone who can make good conversation and would certainly welcome anyone who can although but I'm equally happy leaving you to your own quiet time too.

I like Anime, Science fiction, fantasy and history - currently working my way through once upon a time on Netflix and a buddy to keep up with some series with would be great.

I'm keen on meals out and generally having an easy time, as such i'll likely give you one too.
