Double room, bills included - close to Roundhay

The house;
Double room to rent in LS14, bills included minus the water bill which is paid quarterly so will be shared at the end of the quarter.
x2 shared bathrooms (1 upstairs and 1 wc downstairs also)
The living room and kitchen is open plan.
There’s a large back garden with patio and seating area.
I can also provide you with a desk and chair should you work from home.

Area;
A 2 minute walk to the bus stop which takes you into the city centre and a 10 minute walk to Roundhay Park. The street is fairly quiet, families are both next door and across the road.

Me;
I’ve just started a career change after 6 years working remote! I’ll now be out the house for 3 long days a week and this would be over a 24 hour period across 7 days so important to note I may leaving for work at eg. 3am or coming home at 3am.
I also have 2 dogs so you *must* be dog friendly, they adore people so this would be suited to someone who is happy to share a living area with them around. They are both medium sized dogs, they’re not allowed upstairs unless you let them fyi.
