Double en-suite room in balcony flat

Spacious en suite room in a lovely 2 bed flat near Leeds city centre.

Nice modern living area, fully furnished. Flat has a great south facing balcony.

Flat has two bathrooms (one en-suite used by you, and one shared).

I’ve brought some extra furniture and bits to the furnished flat including table, rug, led ceiling lights and a new 60inch tv.

Flat has kettle and toaster, oven and a new fridge was delivered in September. Has a washer dryer too!

You’d be sharing the flat with a 24 year old professional (me) as my housemate is moving out. The tenancy is with Linley and Simpson so have to go through process of being accepted (checking credit score and having a reference). He’s moving out before New Year so potentially can get someone moved in before but official start date is 23rd of January.

There’s one parking space but I use that as I drive to work. There is however free on street parking behind the flat :)

It’s about 20 minute walk to Leeds Station, half that to the docks.

Really want someone tidy and friendly to be my flat mate! Very chilled with either a guy or girl moving in.

Bit about me:

I’m Working as a sustainability grad in Leeds and a place called Knottingley. I work mon-Fri with no working from home so can keep bills down if new flatmate is the same. I’ve lived in Leeds for a couple years now. Been in the flat since August ( the tenancy would be till 23rd August 2024 btw).

I’m into loads of stuff including board games, chilling, eating out, drinks festivals raves, walks etc! And hopefully in jan healthy eating and going to the gym😅). Also gay if that matters!

Council tax is like £75 each, super fast wifi £11.50 each, with water and electricity coming to around £60 each per month.

Would really love to feel comfortable with whoever moves in. Would be great to have meals together and watch tv but sometimes have our own space too. Luckily the flat isn’t tiny so shouldn’t be an issue :) super chill about having friends over and family visit, I have an air bed you can use if needed.
