Beautiful double room to let in 4 bed house

My partner and I are looking for a lodger to share our 4 bed house with us. We are both employed by the NHS, have two lurchers and a cat. We would consider another pet - if introductions between all of the pets went well.
We generally work Mon-Fri and relax and Potter on a weekend.
We live in a 3 storey town house. We like to pick things up as we go (the majority of the time) and keep the house in a semi tidy state. We have our own bedroom and en suite, and there is also a WC on the ground floor. The bathroom on the first floor is shared - but predominantly for the tenant. The kitchen is shared and goes straight onto the garden through french windows. There is on street parking available if required.
It would be great to share with someone with similar interests, but at the same time more than happy if someone wants their own space. There is a single bedroom next to the room in question, this would be yours within the agreement should you wish to use it.
We are located in the New Forest Estate in Middleton, there is a bus stop across the road into Leeds, walking distance to Middleton Asda and only a couple of minutes walk from the plantation.
