I'm a live-in landlord looking for a respectful and friendly lodger to join my cozy, well-kept home in Moortown, Leeds. It would be for an initial period of 3 months starting in February, and then a rolling monthly contract thereafter for likely up to 6 months but possibly longer.

The Property:
- Light, spacious furnished room including a bed, chest of drawers and fitted mirrored wardrobe - please note the photos include some furniture my previous housemate owned (the desk and side tables etc) but they give you an idea of what you can do with the space :) happy to purchase a desk/bedside tables if needed.
- Shared living room, kitchen, bathroom and south facing garden.
- High-speed internet.
- All bills included (council taxi, gas, electricity, water, and Wi-Fi).
- Private off-road parking available around the rear of the property, as well as free parking on the road.
- Council Tax Band B.
- A comfortable and welcoming environment. I'm a very calm and chilled person so will do everything to ensure you feel at home.

Ideal lodger requirements:
- Clean, tidy, and considerate
- Female
- Non-smoker (please)
- Ideally no pets but I'm willing to reconsider this if they're well behaved/clean.
- Someone who enjoys a relaxed and quiet atmosphere

The Area:
- Quiet, safe, and friendly area, lots of families who live nearby, and friendly neighbours who live in the flat above.
- Close to public transport, local shops, and restaurants. The flat is a 15 minute walk from Chapel Allerton and about a 20 minute walk from Meanwood, which are two lovely areas.
- Easy access to the city center, it's about a 15-20 minute drive and 20-30 minutes on the bus - of which there are a few different buses you can get, and the bus stops are about a 5 minute walk from the flat.
