First floor flat on trendy Street Lane

Hi, I'm Adam (doctor working at Leeds General Infirmary) - I'm renting this gorgeous executive 2-bed 2-bathroom flat overlooking trendy Street Lane (for those new to Leeds this is the central 'High Street' of Roundhay - a leafy and posh suburb of North Leeds). Looking for someone to rent the en-suite room as my current flatmate is moving on in August.

The flat is breath-taking and is in one of the most exclusive locations in Leeds (Street Lane, Roundhay; a stone’s throw from Flying Pizza / Banyan / Starbucks / homely pubs) with great access to the city centre (buses every 15 mins at commuter times) and ring road for commuters. The flat is 5-10 mins walk from Roundhay Park, Tropical World and the beautiful specialist gardens.

The room (and the flat) is gorgeous, rent is 650 PCM including all bills (gas, electric, fibre-optic internet, council tax, water). If you're after premium living in a trendy yet peaceful/commutable location, you'll struggle to find a better deal.

I'm happy for short or longer term lets on a monthly rolling basis to start, so perhaps suitable for someone new to the area looking for somewhere to land, or equally for a 6 month tenancy if you like.

I’m looking for someone of a similar spirit (ideally young professional, into healthy living - ideally veggie like me -clean, sociable, considerate/quiet) to rent the second room. I work long hours and have endless exams so not looking for a party house - though social gatherings at respectable times are very much welcome - it's great to meet new people.

FLAT SUMMARY:

-Roundhay/North Leeds, fantastic location (Street Lane), great for young professionals and commuters. Top quality bars and restaurants, 5-min walk from Roundhay park (and the beautiful Waterloo lake therein!) for those peaceful escapes.

-Fully furnished en-suite double room: double bed with deluxe mattress, power shower with gas-central heated water (not a rubbish piddly electric shower like most other flats you've viewed) and heated floor (how many other flats have this?) and heated towel rail, toilet and sink, wall-fixed wardrobe with integral full-length mirrors, chest of drawers, airy spacious room with huge windows.

-Spacious Kitchen-diner with dishwasher, washer, gas hob (rare in flats!) and gas central heating (rare in flats!), electric oven

-Spacious, bright, airy, South-facing lounge with bamboo flooring – is beautifully illuminated on a sunny day and not at all dingy like many flats I’ve viewed. A wonderful place to sit and peacefully reflect whilst watching the happenings of Street Lane.

-Plenty of on-street parking (been here almost a year and can always park right outside). Safe : I've experienced no car crime issues (this area is full of Porsches and Lamborghinis).
