Part of my terraced townhouse on a quiet cul-de-sac, this peaceful, self-contained studio apartment has its own private entrance, kitchen, en-suite toilet and shower-room.

It’s just 10 minutes to Leeds city centre by bus (or a light 30-minute walk), you’re also very close to Versa Film Studios, two leafy parks, a bakery, plus cheap, well-stocked local supermarkets.

I’m a live-in landlord. I own and live in the house above, so you’ll deal directly with me - no middlemen or agents. I’m open to short-term lets of around 3 months, for example - if you’re in the city contracting, studying or training.

Connected to the open-plan bedroom/lounge area is a handy kitchen for preparing food, with sink, fridge, air fryer, two ring induction hob, microwave, oven hood extractor fan, kettle and toaster.

You'll sleep on a comfortable IKEA mattress with extra blankets. Also in the room is a stylish sofa, armchair, desk and chair, plus smart TV to unwind with.

This is a self-contained, basement apartment flat, with its own private step access, doorway and entrance.

The apartment is entirely open-plan, which means there are no dividing doors between different areas. However, there is a privacy curtain separating the shower room from the living area.

Access to the flat is through a private front garden which we share. The garden is gated and fenced.
